Applicants must have a minimum FICO credit score of 625 or higher, a verifiable gross monthly income of at least 2 1/2 times the amount of the rent (not including tips, overtime wages, or bonuses), and three years of good tenant history with no prior evictions on record.
A maximum of two applicants may apply for a property. Applicants may combine their gross monthly income to meet the income requirement; however, both applicants must meet the minimum credit score requirement of 625 or higher.

When submitting an application, the following documents (copies) are required: Valid driver’s license, social security card, and two (2) months of your most recent pay stubs. In addition, a copy of a valid driver’s license and social security card is required for all proposed occupants 18 years of age or over. If you are a self-employed applicant, you must provide a copy of your most recent tax returns and six (6) months most recent bank statements.

Yes. Our application fee is $47 per applicant.
After viewing the property with one our our licensed agents, simply fill out our online application through our Application Processing System. Applications are processed on a first-come, first-served basis. Incomplete applications will not be processed for consideration so please contact us if you have any questions during the application process.
Our Lease Term is usually a one-year agreement and will convert to a month-to-month tenancy agreement at the expiration of the lease. Tenant and Owner may mutually extend the agreement in writing.
Processing an application usually takes 24-48 hours and we will communicate with our applicants with an approval or denial.
Most security deposits are equal to one month’s rent. Upon approval of an application, the security deposit must be received within 24 hours after acceptance. Payment must be made in the form of a cashier’s check or money order only.
Upon approval of an application, an applicant may move in immediately but no later than fourteen (14) calendar days after the acceptance of an application.
